Another 15 New Cottages Sold!
We have reached the midway mark of the season and things are starting to heat up. 15 new cottage owners have joined the community and have begun living the cottage life at Cultus Lake. With another 5 cottages sold this week and summer at its peak, it’s about time you plan a trip out to see The Cottages at Cultus Lake – you too can enjoy the rest of the year as cottagers.
We had the privilege of hosting Arron Henn from the West Coast Homes of the Vancouver Sun who came out with her production crew and spent the afternoon touring our site.
With breath taking views of the mountains and the beautiful sunny day she interviewed the builder and spoke to a cottage specialist about this unique and vibrant community.

Recent articles in The Vancouver Sun and the Times Colonist conclude that although some purchasers are still cautious about acquiring recreational property, a combination of lower prices and an upturn in market conditions, including lower interest rates and new rebates have placed families in the driver’s seat. Furthermore, with the pent-up demand building since the financial crisis 2008, purchasers are powering a large increase in cottage sales across the country.
There is a renewed post-recession interest in B.C.’s recreational property market and it’s largely from young families attracted by lower prices. According to a recent report, RE/MAX Recreational Property Report 2012, prices are not only down from 2009 but also generally down from 2011. Here at The Cottages at Cultus Lake our 2012 prices are the best we have seen since launching in 2007, starting at $334,900! We are seeing more confidence in those looking to purchase a family cottage this summer, and the success of sales this early on in the season is a true reflection of that.
The report also researched trends in 33 markets in 10 provinces. In looking at British Columbia independently, the report concluded that although properties at Cultus Lake have slightly softened in 2012, their rise from $450,000 in 2009 to $800,000 to $1 million in 2011 proves the strength and stable values of the Cultus Lake recreational real estate market when comparing it to others in the province.
A deeper look at the Cultus Lake also reveals a number of differences in market values, respectful to the different areas. The most significant factor supporting a steady increase of values here at The Cottages is the title of freehold land ownership, not to mention brand new quality construction and infrastructure as well as endless on-site amenities .

The Western Investor gains an in depth look at BC’s recreational property and discovers that Spring sales surge as back-to-basic-buyers discover true value in small-town recreational markets.
“vacation buyers are looking for solid, simple value, not innovations such as the hotel condos, leased land or fractionals that defined the last boom.”
“Developers who are offering full ownership, however, have found stability sells.”
The Cottages at Cultus Lake is featured in this enlightening article, suggesting the development is “evidence of the search for value…where 165 freehold cottages a block from Cultus Lake have sold at prices of around $300 per square foot.”
Cultus Lake combines many of the features hard-nosed buyers are looking for:
• freehold land with detached cottages;
• close to the lake and next to a golf course; and
• a short (under two-hours) drive from the Lower Mainland.
Jon Van Geel, the Developer of The Cottages was interviewed by The Western Investor commenting that after the HST came into effect in 2010 – slapping the full 12 per cent tax onto secondary residences – “we had more people looking but less people buying.” With the change this April, which allows vacation homes the same rebates as principal residences for the next year until the tax ends, “sales have shot up,” Van Geel said.
