Sales at The Cottages at Cultus Lake have been very strong over the last three years and show no signs of slowing down. We can get away from it all with a brief vacation or try relaxation activities like yoga or meditation to ward off the stress for an hour or so, but it’s rare to have a place of one’s own that is designated as a safe haven for you, your friends, and your family. Oh sure, your primary residence shelters you and provides safety and privacy but try as you might, you can never escape the demands, noise, and stress of city life that surround you. The Cottages at Cultus Lake owners count themselves as fortunate to have such a safe haven close enough to the city (and sometimes their primary home) for an easy and fast escape but far enough removed from the crowds to truly experience that sense of peace.

New Rebates Now Available on Secondary & Recreational Homes

The B.C. Government announced on Friday February 17th the transitional rules from HST to GST/PST and how they will apply to the sale of new homes and recreational property.


What this means for The Cottages at Cultus Lake……

We are extremely excited that the government has introduced a new rebate for newly constructed recreational homes. Currently there is no HST rebate offered of any kind, at any price, anywhere in the province for a second home purchase, however, as of April 1st 2012 (yes, this year!) there will be. Purchasers of new Cottages will now be eligible to claim a provincial grant of up to $42,500.

Recreational Property Market Bouncing Back

If you have been dreaming about a ‘home away from home’ then now is the time to make that dream come true.  An informative article published by Global News states that the recreational property markets are on the rise.  A recent report says that Canada’s recreational property market appears to be bouncing back from a recessionary lull as buyers seek to capitalize on equity and stock-market gains.

Below are a few interesting points from the report:

“Demand rose 78 per cent in the 46 markets across the country”

“Buyers who held off during the recession are back in recreational property markets from coast-to-coast…their patience has been rewarded with more affordable recreational values and greater inventory levels.”

“Prices are down as much as 20 per cent from peak levels reported in 2006-2007, bringing ownership within reach to many potential purchasers,” said Elton Ash, regional executive vice-president of Re/Max in Western Canada.”

“Today’s average recreational getaways are truly earning the distinction as the “home away from home,” with many of the bells, whistles and comforts of their residential counterparts.”

“Survey shows lifestyle drives purchase of vacation homes” – The Vancouver Sun

For those of you looking to purchase recreational property this summer, there is a great article  in Monday’s issue of The Vancouver Sun supporting your decision.  A survey commissioned as part of the 2010 Royal LePage Recreational Property Report, an annual market analysis of prices, trends and activity in selected leisure markets across the country, measures Canadian’s attitudes about recreational property and how it relates to an increased quality of life.

Below are a couple of interesting points that we have pulled from the article for your review:

“For almost half of Canadians in a national survey, buying a recreation property is about lifestyle”

“Their [Canadians] desire to improve their lifestyle by buying an escape destination comes despite concerns about increasing taxes, rising interest rates and new regulations that require higher down payments on second homes” says an Angus Reid survey.

“Canadians are generally confident about buying recreation properties because they see a payoff in terms of improved quality of life,” says Phil Soper, president and chief executive of Royal LePage Real Estate Services.

“…there continues to be strong demand for second homes and Canadians appear prepared to make significant investments in order to enjoy their leisure time.”

It seems that real estate stories are dominating the news these days. Whether anticipating the implications of the upcoming HST on the real estate market to comparing sales and prices of comparable properties across the country, the public is obviously hungry for information. In the past week alone, stories about mortgage rates, Canada vs. U.S. housing prices, and national real estate market indicators all made headlines!

For the most part, media stories revolve around residential housing and so while interesting, are not always applicable to recreational properties, second homes, or cottages. Time and time again we find that prospective owners at The Cottages at Cultus Lake are focussing on very different factors than the residential home buyer. Often well seasoned real estate owners, Cottage at Cultus Lake buyers tend to be primarily interested in finding that property that is going to offer their family maximum enjoyment in the immediate future while assuring a secure investment for the future. Increasing Population = Increasing Demand for Recreational Property in BCy

Statistics Canada’s latest population’s projections indicate that Canada’s population is expecting to grow from the current 33.7 million people to 40.1 to 47.7 million people by 2036.

On a provincial level, British Columbia is set to receive the highest percentage population increase; BC is projected to grow at a faster rate than any other Province or Territory over the next quarter century:

- 2009 population was 4.5 million
- 2036 projected population is between 5.8 million and 7 million.

How does the increasing population relate to finding the recreational property in BC, furthermore, finding what is right for you?   Over the next 25 years you will be competing with approximately 40% more prospective recreational property owners, who will be searching for that perfect second home within a reasonable driving distance from the city, just as you will be.

In summary, if you are tossing around the idea of purchasing recreational property in BC, especially something that is a quick and convenient 90-minute drive from Vancouver, now is a great time while there are unique offerings still available, such as The Cottages at Cultus Lake.
